Chapter 8
Getting organized - 

This chapter covers "What is loan processing", "Who are the players", "How to organize", and "How to set up system" such as processing work sheet, processing conversation log, reports, time management, understanding what the problems are, and keeping track of time management.
Chapter 9
Loan disclosure, regulation and compliance - 

This chapter covers what types of disclosures are required for different loan programs. Such as what are the general types of disclosures, HMDA, RESPA and HOEPA regulations. This chapter coves all different types of rules and regulations which will protect you from breaking any lending laws As you know your name will be on the loan file for 5,10, or 30 years if the loan is not paid off.
Chapter 10
Loan programs and guidelines-

This chapter covers loan programs which help you to understand whether or not a loan can meet the guidelines of processing.   Loan programs are: Conventional or conforming (FannieMae or Freddiemac) government loan programs, FHA, VA and Farmer home loans; Non-conforming or sub-prime loans. Also covers 2nd mortgage loans, talks about fixed rates, adjustable rates, 5/25, 7/23 loan programs. This chapter helps you to get enough knowledge so you can process loans successfully.
Chapter 11
Processing the loan - 

This chapter talks about actual processing. Chapter 12
Loan submission, loan approval- 

This chapter covers conforming, FHA, VA, Non-conforming, NIV and 2nd loan submissions. This chapter talks about loan approval; and fee sheet.
Chapter 13
Loan closing and review of  HUD-1-

After all this is what you are working for. This chapter explores the many different aspects of the closing like providing a document checklist, a review of the sales contract, the good faith estimate, the closing statement (HUD-1), the appraisal, title insurance, the survey, home owner's insurance, and how to effectively manage the whole process.
Chapter 14
This chapter covers different terminology for the processor to understand.
Final Exam

Chapter 2
Good Faith Estimate/Truth in Lending Disclosure.  

This chapter covers Good Faith Estimates and Truth In Lending, you will learn about items payable in a loan (800 series), prepaid items (900 series), reserves (1000 series), title charges (1100 series), recording and transfer tax ( 1200 series), and misc. charges (1300 series),you will learn all the fee related to a loan. A Truth In Lending shows, you number of total payments, finance charge, and annual percentage rate (APR).
Chapter 3
Review of Credit History

In this chapter you will learn how to underwrite credit from the infill credit, factual data, tri-merge, and single line credit report and you will learn what alternate credit is, and how to review credit explanation letters, what risk score is. Underwriting with a previous bankruptcy and foreclosure you must use compensating factors.
Chapter 4
Review of Income Document.

This chapter is designed to teach you how to underwrite a borrowers income and to understand income documentation, you will also learn how to determine  employment stability, who’s income counts, such as such as W2’s, bonuses, overtime income, social security, interest income, alimony and child support, commission, how to figure business income, military income, mortgage differential income, unemployment and welfare.
Chapter 5
Review of Self-Employed Borrower

This chapter covers who is a self-employer and how to underwrite a self-employed borrower. It also covers the different business structures; such as sole proprietor; partnership; corporation; and s-corporation. How to go over and revue the self income analysis form 1084A and/or 1084B: what is a comparative income analysis form 1088: profit and loss (schedule C), gain and loss (schedule D), schedule E, schedule F, schedule B and Revenue Income; how to evaluate partnership tax returns and corporation tax returns.

Chapter 10

This chapter is designed to teach you "How to prevent fraud". Fraud is one of the things you must watch out for or otherwise you could get into some legal problems. This chapter is a course on how to prevent fraud, how to verify income, how to verify the social security number and how to verify the Federal ID number for each state.
Chapter 11
Prior to and Closing conditions.

This chapter covers prior to closing conditions and closing conditions when you are at the closing table.
Chapter 12
Review of Title and Final Approval

This covers how to review title, how long the has own the property, a 12 month chain of title, who are the lien holders, is there any other liens, and how to check if there are any clouds in the title. Then the final approval and the clear to close.
Chapter 13
Understanding Online Approval (DU/DO;LP)

They say online approval is easier and better for underwriters to understand. Freddiemac has Loan Prospector (LP) and Fanniemae has desk top underwriting (DU)/Desktop origination (DO). This chapter is a course on how to use the technology.
